URA tightens rules to curb proliferation of shoebox units in heartlands

Starting early next year, the total allowable number of small-sized apartments in a private residential project will be restricted to prevent developers from flooding the market with too much supply. Hence there is going to be a limitation to the number of shoebox units in the market and their sizes are going to be restricted.
On a similar note, the Urban Renewal Authority is also setting new limitations on sizes of balconies due to public outcry. The new guidelines are going to limit the GFA bonus at 7% instead of the previous 10%. Authorities had observed that some developers are building excessive large balconies with smaller indoor space, which warranted the new guidelines.
